820,000 sq. ft. land acquired for a major multi-residential project in Bécancour

Landerz highlights the completion of a real estate transaction involving a parcel of land designated for the development of a multi-residential project in St-Grégoire, Bécancour, in the Centre-du-Québec region. The site benefits from a strategic location at the junction of Highways 30 and 55, offering quick access to the Laviolette Bridge and Trois-Rivières, less than 15 minutes away.

With a total area of approximately 850,000 sq. ft., including lots 2,943,410 and 3,067,502, the land presents strong residential development potential. Current zoning allows, as-of-right, the construction of approximately 200 residential units, distributed across three-storey buildings with a partial basement.

Over the next five years, the Bécancour and Centre-du-Québec region is expected to experience sustained economic growth, with the anticipated creation of more than 3,000 direct and indirect jobs. This context underscores the relevance of new residential development projects.

The buyer, Gestion May Bourg, is a family-owned company founded in 2009 in Bécancour, active in environmental services, construction, and real estate, having completed more than 160 residential units in the region. Well-known and respected in the Bécancour community, the company stands out for its ability to develop sustainable and high-quality residential projects.

The seller had owned the land for over 60 years. The site attracted strong interest, with three buyers submitting offers. Gestion May Bourg was selected as the purchaser, presenting the best alignment between its proposal and the seller’s expectations.
