Acquisition of a Major 410,000 sq. ft. Industrial Site in Cowansville

Landerz is proud to announce the closing of a $7,900,000 transaction involving 200 boulevard Grand-Nord in Cowansville (J2K 1A6), in the Eastern Townships region of Quebec.

Mandated in August 2025 and launched in October 2025, this 410,000 sq. ft. industrial site — including a 103,000 sq. ft. building with 95,000 sq. ft. of industrial space, 8,000 sq. ft. of offices, 7 loading docks, and a 4,000 lb overhead crane — was successfully sold despite a challenging market environment.

The marketing process required careful strategic positioning. Following extensive discussions with the City of Cowansville regarding a potential residential redevelopment, the site was repositioned with a firmly industrial vocation. This decision enabled the team to target the right buyer pool and drive an efficient closing.

The buyer, a fast-growing local manufacturing company specializing in the recycling, washing, pelletizing, and compounding of post-consumer plastic materials, was looking to consolidate its operations under one roof. It had outgrown its existing space in Cowansville and plans to eventually relocate its Waterloo operations to the same site. 200 boulevard Grand-Nord met its expansion needs precisely — and aligns with a circular economy mission at the forefront of today's industrial landscape.

The transaction was completed efficiently — site visits, due diligence, and financing, including the participation of Investissement Québec, were all completed without issue. A strong result for a seller operating under tight timelines, in a slower industrial market.
