Agridustrie secures an off-market commercial site through the Landerz platform

Agridustrie sécurise un terrain commercial hors-marché grâce à la plateforme Landerz

In less than four months, Agridustrie moved from an initial land acquisition mandate to a fully completed transaction. This type of accelerated acquisition addresses a major business challenge and saves valuable time, particularly for a fast-growing SME.

A clear mandate: identify a site in St-Alphonse to support growth

In August 2025, Excellence Agridustrie de l'Estrie, a company specializing in agricultural machinery and specialized equipment, entrusted Landerz with the mission of finding a site in Saint-Alphonse-de-Granby to open a second branch. The mandate was led by Jessica Hockhoussen, a real estate broker in the Eastern Townships. The objective was clear: to quickly identify a suitable, well-located site that met the company’s operational requirements.

A data-driven and off-market prospecting approach

Landerz’s strength lies in a land acquisition platform that combines:

  • Municipal urban development priorities
  • Structured off-market opportunity prospecting
  • Land pricing and transaction data
  • Commercial brokerage and real estate analysis expertise

This methodology significantly reduces the risks associated with the traditional land search process.

Acquisition targets identified in under four weeks

On August 28, 2025, an initial site visit took place. After analyzing zoning, accessibility, and the immediate context, Landerz concluded that the site did not meet the project’s criteria—an informed and timely decision that spared Agridustrie unnecessary efforts.

The team then focused on two neighboring lots occupied by Profab and Timberblock model homes. The properties are owned by Kairos Capital Management, an investment fund active in Québec. This context opened the door to direct negotiations—a typical off-market opportunity aligned with the Landerz approach.

A smoothly executed transaction: offer, acceptance, and closing

  • October 9, 2025 – Purchase offer submitted
  • October 10, 2025 – Offer accepted by Kairos Capital
  • December 4, 2025 – Notarial closing

In less than four months, Agridustrie moved from the initial mandate to the acquisition of an optimal site—a timeline significantly shorter than the average for commercial or industrial land transactions in Québec.

Results: a fast acquisition and a relationship poised to continue

  • Strategic site acquired for the future branch
  • Structured, transparent, and accelerated process
  • Clear validation of the value of off-market opportunities
  • Smooth transaction for Kairos Capital

The future of land acquisition lies in data and specialized expertise

It is no longer enough to “have contacts” or to rely solely on traditional platforms.

The transaction completed for Agridustrie demonstrates the tangible impact of the Landerz approach: a combination of modern technology, structured prospecting, and strategic data on off-market opportunities as well as comparable land valuation metrics.

In a market where land availability is limited and competition is intensifying, growing companies must rely on more precise, faster, and better-informed methods.
