Transaction Closed: Residential Redevelopment of the Former CHSLD Jacques-Viger

Landerz announces the completion of the sale of 840-890 René-Lévesque Boulevard East, located on lot 1 182 065 with a total area of 136,421 square feet. The buyer has proposed a redevelopment project with a primarily residential focus.
The Redevelopment Opportunity
The site of the former CHSLD Jacques-Viger and the former Hôpital de la Miséricorde is located within the block bounded by René-Lévesque Boulevard East, Saint-André Street, De La Gauchetière Street East, and Saint-Hubert Street.
This location holds significant historical, architectural, and social value. It was previously occupied by the Sisters of Mercy, who offered support and shelter to single mothers and orphans. The various wings and pavilions of this large complex were built between 1853 and 1940 (Heritage Montreal).
The building has been vacant for over 10 years. No renovations have been carried out since 2002, except for some emergency work. There are also identified risks of soil contamination.
Amidst a housing crisis, this site—bordered by four public roads—offers a prime location for residential redevelopment.
A rigorous call for proposals made it possible to evaluate multiple offers, particularly based on the merits of the proposed redevelopment project (acceptability, feasibility, development potential, risks, etc.).

The project presented by the buyer (ALTA) involves the residential redevelopment of the site.
- 650 to 750 housing units could be built over multiple phases
- Approximately 20% of the residential area would be allocated to social housing
- An event hall and an early childhood centre (CPE) could also be included in the project
- Two plots would be transferred to the City for the creation of a public park totalling 1,273 m².
The architects selected are Sidlee Architecture, who are also leading the development of the new Quartier Molson.

The confirmation of a future use for the site secures strategic investments that will allow this location to continue playing a key role in the neighbourhood after many years of uncertainty.
